Two Seasons, Two Opposite Failures

Humidity is the comfort variable nobody thinks about until it misbehaves, and in a New Hampshire house it misbehaves twice a year in opposite directions. January air, heated from 10°F outdoor to 68°F indoor, can drop to 15% relative humidity — drier than most deserts. July air in an unconditioned Nashua basement sits at 70% or higher, which is precisely the range mold spends its whole life waiting for.

The target most of the year is 30-50%. Below 30 and you get the winter symptom list: static shocks, cracking trim and floorboards, sinuses that never recover, instruments that won't hold tune, and — the expensive one — gaps opening in hardwood that close again in June. The Winter Problem: Air That's Too Dry to Live In

Cold air holds almost no moisture. Bring it inside, heat it 60 degrees, and its relative humidity collapses — the moisture content didn't change, but the air's capacity tripled. That's why the driest week of your year is always the coldest one, and why running the heat harder makes it worse rather than better.

A house also leaks its own moisture out. Every air change swaps humid indoor air for bone-dry outdoor air, which is why the drafty 1940s capes on Nashua's older streets run drier than the 2005 colonials next door despite identical thermostats. Tightening the envelope helps humidity as much as it helps the fuel bill.

What Actually Fixes It

The Summer Problem: Basements That Never Dry Out

Order of operations matters here, because most people buy the appliance first:

When it's oversized, it hits the thermostat setpoint in a few minutes and shuts off before meaningful dehumidification happens, which is the actual explanation for the cold-but-clammy house. What humidity level should I keep my house at in winter?

Aim for 30-40% in a New Hampshire winter, and expect to run the lower end during a deep freeze. Higher feels better but pushes condensation onto cold window glass and, worse, into wall cavities where it doesn't evaporate. The practical rule: if windows fog persistently, dial back regardless of the number on the gauge. In summer the target shifts to under 50%, where mold and dust mites lose their footing.

Do I need a whole-house humidifier or will a portable one do?

A portable unit humidifies the room it's in, needs daily filling, and needs weekly cleaning or it aerosolizes whatever grew in the tank. A whole-house humidifier plumbs into the ductwork, feeds from the water line, and holds the whole house to a setpoint. For one dry bedroom, portable is fine. For a house where the woodwork is shrinking and everyone's getting nosebleeds, whole-house is the answer — and it typically installs in a few hours on an existing forced-air system.

Why is my basement damp in summer even with a dehumidifier running?

Usually one of three things: the unit is undersized for the square footage, warm humid air is pouring in through an open bulkhead or window, or — the common one in older Nashua houses — groundwater is wicking through the foundation, meaning the dehumidifier is fighting an unlimited supply. Fix the water source first: gutters, grading, and downspout extensions do more than a bigger appliance. Then size the dehumidifier to the space.

Can my HVAC system control humidity by itself?
